Six firms will be considered for the role of construction manager at risk for the Hollister Courthouse project. The Administrative Office of the Courts have selected the candidates to oversee the three courtroom, 41,500-square-foot building that will go up on the former Fremont School site. The site stretches from Fourth to Third streets, and West to Monterey streets.
Smithgroup is designing the building, and the AOC expects to announce the final selection for the construction manager by Oct. 1. The construction manager at-risk method under use entails a commitment to deliver the project within a guaranteed maximum price. The manger provides pre-construction services, and serves as a general contractor to solicit bids from subcontractors. The bidding process is expected to take place in late 2010 or early 2011.
Criteria for selecting a construction manager at risk include an evaluation of each firm’s plan for outreach to local subcontractors, and ensuring that local firms are fully aware of the bidding opportunity, process and timeline.
The current project timeline estimates that the new courthouse will be open to the public in fall 2012.
