There were 87 homes in some stage of foreclosure during July, down from 145 in June and representing a 40 percent decrease. A total of 190 homes were in foreclosure in July 2009, meaning the rate dipped by 54 percent compared with last year at the same time, according to RealtyTrac.

For July, the most recent month recorded, there were 32 homes receiving notices of default and the total of 87 in foreclosure, with one out of every 205 locally in foreclosure. It put San Benito as having the 26th-worst foreclosure rate in the state. The county has ranked as low as second on that list.

As a whole in July, there were 66,910 homes in foreclosure, down 3.19 percent from the prior month.
