It took more than three years, but the County Board of Supervisors finally gave the go ahead for the San Juan Vista Estates subdivision Tuesday.
The Board unanimously approved a modified vested tentative map for the San Juan Vista Estates project site.
Winning approval of the tentative map from the Board is an important step for the project toward getting approval of a final map. After a final approval, the project’s developers can begin taking out building permits to start the actual construction of the homes.
The Board’s approval was well received by the project’s representatives.
“It was certainly a long and arduous process, but I hope we have a project that will be seen as a benefit to the county,” said Bradly Torgan, a Los Angeles attorney representing the project’s applicants.
One of the requirements for approving the map is that developers agree to contribute $444,747 of fees to the county in lieu of building lower-income housing on their project site.
Exactly how or where that money will be spent is up for debate.
“I feel that if there is anyway possible, this money should be used over in San Juan Bautista because they are going to feel the burden of any impact these new homes will bring,” Supervisor Ruth Kesler said in a previous interview.
However, Supervisor Bob Cruz had other ideas on how that money should be used.
“That money should be used for affordable housing,” Cruz said after the meeting.
The San Juan Vista Estates project site is located at the westerly corner of the intersection of Highway 129 and Searle Road, at the lower end of the San Juan Valley.
The 14-lot project would create some of the most expensive homes in the county, with prices ranging up $1 million, according to county records.
