I have noticed the foreclosures in the paper in the last year and frequently they have some other startling characteristics. Titles with only one of the spouses as owner (married but sole and separate property), loans that are less than a year old (8 to 12 months), and married and unmarried people on titles. I guess it all makes sense now. It seems it was creative financing with a lot of deception and lies added.

I realize that the Ramirez and the Martinez families (“Minorities Hit Hard By Foreclosure Crunch,” May 3) were probably taken advantage of, but didn’t any red flags or bells go off in their minds at any time?

The whole deal looked fishy, with not all names on the title, payments from a third party, promise of future refinancing, etc.

As a child, I learned many things from my parents. Here are a few bits of advice that may save them in their lives going forward:

There is no such thing as a free lunch.

If it sounds too good to be true, it probably is.

No one is going to give you a free ride.

If it looks like a fish and smells like a fish, it is a fish.

Thank you San Benito County for coming out to pancake breakfast and supporting your local 4-H clubs.

Each year the 4-H program holds an annual pancake breakfast. The purpose of pancake breakfast is to get the community together and help out 4-H.

We held our annual pancake breakfast on April 29 at the Hollister Elks Lodge. We had an awesome turnout with lots of great food. We served over 1,250 people.

At pancake breakfast we serve pancakes, eggs, sausage, juice, coffee and water. Each club works to prepare the food, serve it and clean it up.

Memners of 4-H range from 5 to 19 years old.

This was our annual fundraiser to support the clubs.

I hope to see you next year.
