The county’s single-family home sales market experienced a pullback in May, according to data from MLS Listings.
San Benito County’s median home price in May was $417,500 – down 4 percent from a recent high of $435,000 in April, according to the latest MLS report. The average home price also dropped 6 percent in the same time frame, from $485,020 to $454,229.
Those numbers reflect at least a temporary slowing of the local market after sales had been roaring to recent highs, yet are nowhere near the record prices from prior to the Great Recession when median, monthly sales figures approached $700,000.
While the month-over-month figures dipped after continual gains, the year-over-year numbers remain strong for the county’s housing market. The median price in May was a 23 percent increase over May 2013 when the median price was $370,244.
The average days on the market, meanwhile, dropped from 75 to 44, or 41 percent from April to May.
